the opportunity

510 Carnegie Center represents a significant opportunity for BXP—the largest publicly traded developer in the United States—to re-brand and modernize what had become an outmoded asset within its portfolio. The project’s main goal was to attract a flagship tenant while making the entire building more marketable, thus increasing value for the developer.

Our Approach

The design team developed a bold scheme in which a single large move transforms the entry façade and lobby. The existing exterior, comprised of imposing brick and busy lines, was replaced with a sleek curtain wall spanning the full height of the building. Visible from Route 1, a major highway, the striking façade intervention offers a significant branding opportunity as well as gateway to the site. The ribbon of white metal panel envelops the curtain wall and creates a portal element. This concept is repeated on a smaller scale at the entrance vestibule, subtly guiding visitors and employees through the entry to the light-filled lobby. The portal element is repeated inside, this time closer to human scale and constructed of a warm wood-like material. Tenant entries off of the lobby are wrapped in a similar material, creating mini portals and contributing to the cohesiveness of the design.
