For more than a century, this Queens neighborhood has welcomed generations of immigrants, with a local grocery serving as both an essential resource and a longstanding community gathering place. Over time, the site has become a neighborhood destination, hosting community events while reflecting the diversity and vitality that define one of Queens' most dynamic communities. Today, it is being reimagined as the centerpiece of a new mixed-use residential development.

Our Approach

KSS is working with Shorewood Real Estate Group to revitalize the site with a new six-story mixed-use building that expands the neighborhood grocery while introducing new residential units above. The project strengthens an established community asset that will continue to serve the community while addressing current housing and lifestyle needs through inclusive, responsible development. The design is guided by connectivity, diversity, and wellness. A range of residential unit types, abundant natural light, and shared outdoor amenities, including a rooftop garden, support healthy urban living. Positioned along three distinct streets characterized by a mix of low- and high-rise buildings, the architecture responds to the surrounding neighborhood through carefully scaled massing and active street frontages. Pedestrian experience is prioritized through welcoming entries and enhanced sidewalks, while vehicular access is thoughtfully organized to support the increased density with minimal impact on the surrounding community. Building upon the site's longstanding role as a neighborhood destination, the redevelopment honors the neighborhood's cultural legacy while introducing a fresh, modern vision for one of Queens' most dynamic and diverse communities. The project creates a vibrant mixed-use environment that will continue to serve residents and strengthen the neighborhood for generations to come.
