the opportunity
KSS Architects partnered with Paper Mill Playhouse to re-envision front and back of house and outdoor spaces in support of the theater’s mission to be the premier musical theater in the country. An initial study determined that a traditional renovation would not solve issues of access, undesirable event space, and dysfunctional back of house caused by a confluence of factors including several renovations over time, an uninspiring arrival experience, and a disconnected exterior expression. The team conceptualized a hybrid rebuild and renovation in which the front of house and a portion of back of house space are rebuilt and the remaining existing back of house is renovated.
Our Approach
The design for the new face of Paper Mill Playhouse features a modern façade with extensive glazing which offers views inward to the activity within, and outward to the plaza and nature beyond. The roofline of the new pavilion gestures toward the adjacent historic carriage house and natural materials in warm tones create a shared architectural language among the two structures. On the interior, an open double-height lobby and gracious monumental stair establish physical and visual connections between floors. Ample milling space improves circulation and patron experience while new and renovated back of house spaces increase efficiencies for performers and staff. The result of this design is a reinvigorated theater experience befitting Paper Mill Playhouse’s vibrant community.

As stewards of this theater, we are committed to ensuring Paper Mill remains a cornerstone of our community for generations to come. The Next Act Campaign is essential to that vision. The renovations will not only preserve the rich history of our theater and surrounding campus but will greatly enhance the experience for our patrons and artists alike. These necessary upgrades will allow us to create a more welcoming and accessible environment.
